Litlington is a small village located to the southwest of Cambridge City with a population of approximately 850 people. The village benefits from several local services including a Post Office, public house, recreation ground and children's play facilities.   

The site is located to the south of the village on the north side of Royston Road. The surrounding buildings are residential, either bungalows or two- storey dwellings, with farmland beyond to the east and west.  

A bus service connects Litlington to both Royston and Cambridge and there is a stop a short 5-minute walk from the development. Ashwell and Morden Railway Station is just 4 miles away and provides access to Cambridge and London Kings Cross. The site is also 10 miles from the A1 and 12 miles to the M11. The nearest Primary and Secondary Schools are in Bassingbourn, which is 1.3 miles from the development. 

Bassingbourn is a sustainable village that has several retail outlets, restaurants, sports and leisure facilities, and health services. 

It is anticipated that all homes will be completed by Winter 2024/25.
