Most of the site lies outside of the development boundary for the village and so is being delivered as a Rural Exception Site. This means that the homes are being built specifically to meet the needs of Little Downham.  

The development is ​designed with different home styles and sizes, including bungalows, flats and houses and some green open space, including a dedicated bat house. Little Downham is a village located three miles north of Ely, with a population of 2,600 people. The closest main road is the A10, which runs close to the village connecting Ely to Cambridge to the southwest (20 miles) and Downham Market to the northeast (17 miles). Peterborough is around 30 miles to the northwest along the A142.  ​ 

The village has a wide range of facilities and services ​including a primary school, church, pubs, village hall, Post Office and retail stores. These provide a good range of local services to serve the day to day needs of residents. Additional services that are required such as secondary schools, healthcare and larger supermarkets can be found in the neighbouring areas, particularly Ely.​ 

It is currently anticipated that all homes will be completed in Summer 2026.  

The site is being built in partnership with Lindum Construction and development is supported by Homes England’s Affordable Homes Programme via Accent’s Strategic Partnership. 

These homes have been designed to be highly energy efficient and therefore more affordable for residents, with all achieving an EPC rating of A.
