What to expect when we replace your roof

To ensure our homes are comfortable and their exteriors are well maintained, we’ll repair the rooves on our homes every 60-80 years according to our planned maintenance programme.

If your roof needs to be replaced, our contractor will put up scaffolding around your home. For repairs we might not need to fully scaffold your home. We’ll only carry out repairs to areas which need work.

Our contractor will:

  • remove existing roof coverings and any timber battens or under-felt
  • check existing roof timbers to ensure they’re in good condition
  • replace any roof timbers in need of maintenance
  • fit a waterproof felt covering until your new roof is fitted

They might also remove fascia, soffit, guttering and downpipes to be replaced or refitted.

We’ll contact you to let you know about plans to work on your roof, and which of our contractors will be carrying out the work.

Our contractor will get in touch to introduce themselves and explain what sort of work they’ll be doing. They’ll let you know if you have any choices and clarify how long they expect the work to take. They’ll also put you in touch with a liaison officer who will chat to you about any access arrangements and contact you before the work starts. They will be your main point of contact for any general questions you might have.

From time to time there might be unexpected changes to the schedule. We’ll keep you posted if this happens.

Asbestos surveys

When we do a roof replacement, we might also want to carry out an asbestos survey of your home. This is a routine safety check, and nothing to worry about.

We need to check there’s no hidden asbestos which could be disturbed when work is being carried out. If we do need to do a survey, our specialist contractor Environtec will contact you directly.

Not every home needs an asbestos survey.

Our contractor will follow safe working practices at all times, securing ladders on scaffolding at the end of each day to make sure there’s no access overnight or at weekends. It’s really important that you tell children to keep away from the scaffolding at all times.

The safety of you and your family, and our contractors, is our top priority. Your roof upgrade will be fully supervised by a site manager through to completion.

Our contractors should always wear the correct PPE (personal protective equipment) but if you’ve got any concerns this isn’t happening, let us know – we’ll never risk your safety, and neither should our contractors.

The liaison officer will get in touch before the work starts to tell you what you need to do.

This might include:

  • removing everything that’s in your loft
  • moving garden furniture or other items away from your outside walls so the scaffolding can go up
  • moving any plants or items that could be damaged by the scaffolding
  • parking your car further away so it’s not in the way of the contractor or the scaffolding

If you have any special needs which make it difficult for you to lift or move large items, our contractor may agree to move furniture or flooring for you.

However, they can’t accept any liability for damage to your belongings so they might ask you to sign a form to say you agree to this.

How disruptive will work to my roof be?

The main disruption will be outside your home, and you can expect some noise.

Access to your home might be restricted, but our contractor or project manager will chat to you about this.

Sometimes scaffolding can affect your television’s reception, especially if our contractor needs to remove a satellite dish that gets in the way of the scaffolding. We will make sure that the satellite dish is refitted when the work is finished.

Our contractor will always treat you and your home with respect, cleaning up any mess and packing away equipment at the end of each day.

In some cases, we will repair or replace our homeowners’ roofs, but only if your agreement says it’s our responsibility. If you want to replace the roof yourself, and your agreement says this is your responsibility, you might still need our permission before you go ahead.
